I Understand this Transition

For most people, the family home isn’t just a house. It’s where the kids grew up, where the holidays happened, where decades of life are stored in every room. Deciding to leave it is rarely just a financial decision. It’s an emotional one.

That’s why I earned my SRES designation, the Seniors Real Estate Specialist certification from the National Association of REALTORS®. It’s specialized training for working with clients over 50 who are navigating the bigger transitions.

Whether it's downsizing, moving closer to family, shifting to a community that fits this stage of life, or weighing whether to stay put.

What it means for you is simple. I understand the financial side, the timelines, and the practical logistics. But I also understand that we’re not rushing, and we’re not treating your home like a transaction. We move when you’re ready.

"After 14 years helping Edmonton families through these moves, I’ve learned the work is mostly listening first, planning second, and selling last."

Questions people ask me about downsizing

Question 1: What is a Seniors Real Estate Specialist (SRES)?

SRES is a certification from the National Association of REALTORS for agents trained to work with clients over 50 navigating major transitions, including downsizing, moving closer to family, or deciding whether to stay put.

Question 2: Is it better to age in place or move?

Both are legitimate. Aging in place means staying in a home you know, with modifications that make it safer over time. Moving can mean less maintenance and more freedom. The right answer depends on upkeep, stairs, the yard, isolation, and what you actually want.

Question 3: How do I help my parents downsize?

Adult children are often the ones who start this process. The work is balancing your parents' wishes, your siblings' opinions and the logistics. An agent experienced with these moves keeps everyone informed and calm.

Question 4: What does the downsizing process look like, step by step?

Five steps. We talk first with no commitment. We make a plan. We sort the home with trusted help for packing, estate sales and donation. We prepare and list. Then we land you in the next chapter. You set the pace.

I wrote this guide for the exact questions I hear most often.

→ What do I do with 40 years of belongings?
→ Should I sell first or buy first?
→ How do I talk to my kids about this?
→ What does the process actually look like, start to finish?
It’s a calm, honest walkthrough. No pressure, no sales pitch. Just the information you need to start thinking clearly about what’s next.

Aging in place vs. moving

There’s no single right answer here, and anyone who tells you otherwise is selling something.

Aging in Place

Means staying in the home you know, with modifications that make it safer and easier to live in over time. For some people, that’s exactly right. For others, the upkeep, the stairs, the yard, or the isolation start to outweigh the comfort of staying.

Moving

Can mean more freedom, less maintenance, and a community built for this stage of life. But it’s a real change, and it deserves a real conversation, not a hard sell in either direction.

When we talk, I’ll lay out both paths honestly, including the costs and trade-offs of each.

My job is to help you make the decision that fits your life, even if that decision is to stay exactly where you are.

Selling the family home after a loss

If you’re reading this because someone you love has passed, I’m sorry. This is one of the hardest reasons to sell a home, and it usually comes wrapped in grief, paperwork, family decisions, and a timeline that doesn’t feel fair.

I’ve helped many Edmonton families through this, including selling a home held in an estate. I can coordinate quietly and patiently with you, your family, and your lawyer. There’s no pressure to move quickly, and no judgment about how long it takes to feel ready.

When you want to talk, I’m here.

The downsizing process, step by step

Most people feel overwhelmed because the whole thing looks like one giant mountain. It isn’t.

It’s a series of manageable steps, and you don’t have to do them all at once.

1

We talk first

No commitment. We sit down and figure out what you actually want, what your timeline looks like, and what’s worrying you most.

2

We make a plan

What needs to happen, in what order, and who can help with each part. This is where the overwhelm starts to lift.

3

We sort the home

I can connect you with trusted people for downsizing, packing, estate sales, and donation, so you’re not doing it alone.

4

We prepare and list

I handle the market side: pricing, staging guidance, photography, and getting your home in front of the right buyers.

5

We land you in the next chapter

Whether that’s a condo, a smaller home, or a move closer to family, I help you get there smoothly.

You set the pace. I handle the heavy lifting.

For adult children

Helping a parent downsize comes with its own weight. You’re balancing their wishes, your siblings’ opinions, the logistics, and the worry, often from across town or across the country.

I work with adult children all the time, and I know how to keep everyone informed and calm without adding to your load.
